what is the difference between a 'state licensed inspector' & a 'Certified home inspector'?
To become 'Certified', with few exceptions, an inspector must pay a membership fee to a national organization such as 'NACHI' (National Association of Certified Home Inspectors). On the other hand, this process is fairly easy and not regulated by the state. To become 'State Licensed' one must apply within the 'TREC' (Texas Real Estate Commission). There are three levels an Inspector can obtain: Apprentice Inspector, Real Estate Inspector, and Professional Real Estate Inspector. An applicant can also obtain one of the two higher levels without going through the traditional apprenticeship path by passing the experience requirements for each of those licenses.
Do i have to be present at the inspection?
While it is not required for you to be present for your inspection, it is greatly recommended. You will have the advantage of observing the quality and full aspects of the inspection, and ask questions while learning about the condition of the home and how to uphold it.
When should i call for a home inspection?
Normally, a home inspector is contacted immediately following the signing of the purchase agreement, or contract. Before you do sign, it is imperative to make sure there is an inspection clause in the final sales contract. This clause serves to specify the terms and conditions which both buyer and seller are obligated to. A "seller's inspection" is required before a house is put on the market for sale.
